The Preservation Group

Klein and Hoffman, Inc. has been preserving buildings in Chicago for over 25 years.  Our goal is to approach every building with the intent to understand its unique pathology and aging pattern.  After a building facade examination and structural analysis of the building dynamics, the restoration, rehabilitation, and reconditioning options are discussed with the client to best suit their programmatic and financial needs.

Facade restorations begin with examinations from swing stage or rope access repelling down the facade of the building in order to document the existing conditions, design details, and deterioration patterns.  Openings are made on the facade per City of Chicago Facade Ordinance guidelines, and as necessary to understand the original construction and existing conditions.  Original documents, photographs, and maintenance records are of vital importance to the project research.

Material research and condition analysis includes the retention or replication of the original materials in kind, or in an approved alternate.  Restoration design and rehabilitation programs anticipate the structural behavior of the entire building and restore the facades, windows, and roofs to accommodate the unique pathology of each structure.

Historic preservation tax incentives are available for eligible buildings through city, county, state, and federal levels.  K&H has experience with researching and pursuing these incentives for our clients in order to adjust budgets toward the restoration goals.

Our talents in restoration design include all elements of the building envelope: facade, windows, roofs, and doors.  Additionally we serve our clients’ interests through structural modifications, condition surveys, feasibility studies, due diligence, and construction management.
